The discerning chefs amongst you will be delighted to find an immaculate, spacious kitchen on the lower floor with the very best appliances including two ovens, a built-in microwave, a dishwasher, a huge American-style fridge freezer and instant boiling water, perfect for large groups. It is a very sociable space so guests can keep the chefs in your group company, perching on stools at the island with a glass of chilled wine. There is also a cute window seat if there are a crowd of you in the kitchen. Next door you will find your beautiful dining room with its giant dining table, bench seating and upholstered chairs. With a very attractive designer wallpaper, the room looks spectacular and is perfect for a celebratory meal. There is also a very handy laundry room tucked around the corner. There is access to the garden from this lower ground floor.

The ground floor is home to your remaining living spaces and one of your luxurious bedroom suites. The living room enjoys a striking royal blue and white colour palette, sumptuous sofas and love seats which everyone seems to rush for, a wonderful feature fireplace and a large television with Sky Q. Just next door is the highly impressive cinema room with its 85 inch screen, Apple TV, Netflix, Amazon TV and PS4. You might find it difficult to get your children to leave this brilliantly appointed room. There is a comfy corner sofa as well as two chairs that recline. There is usually a race for those too! At the far end of the hall, you will find the bar. It is just brilliant for groups of friends and family. Wannabe mixologists can have a lot of fun! Children love them! Even this bedroom has its own shower room! All of the bedrooms are very tastefully finished, mostly neutral in colour palettes but with the odd splash of vibrant colour. You will find some contemporary wallpapers and a range of luxury throws, curtains and scatter cushions. Marine House enjoys a fabulous location, close to the beach in Southsea. Southsea is a seaside resort with a thriving, cultural force and is bursting with independent shops, pubs, cafes and restaurants. It emerged as a popular tourist destination during the Victorian era. The entire Southsea area is walkable with plenty of attractions to enjoy. Southsea Castle was reportedly built to specifications set out by King Henry VIII. It stands at Portsmouth’s most southerly point, overlooking the Solent. The D-Day Museum is very interesting, the only one of its kind in Britain. You will be fascinated by the Overlord Embroidery which features embroidered panels replicating a series of watercolours that hang in The Pentagon in America. Canoe Lake sits in a popular park dating from 1886, surrounded by mature evergreen oaks planted in 1910. It is very pretty and has pedal boats for hire. Children love the play area with its zip wire, sand pit and water fun. Next to the lake are the remaining walls of Lumps Fort which is home to the Southsea Rose Gardens and the Southsea Model Village. There are two piers, South Parade Pier and Clarence Pier, both enjoying typical seaside fun. When you are walking around Southsea you will notice many blue plaques on display. These showcase the area’s famous former residents including Sherlock Holmes, Sir Arthur Conan Doyle, Rudyard Kidling and Peter Sellers. There is an excellent selection of pubs, cafes and restaurants.

From Southsea Hoverport, just a  five minute drive from the house, you can catch a hovercraft which reaches Ryde on the Isle of Wight in just ten minutes! It is a very popular excursion. Ryde offers fabulous stretches of sandy beaches, a thriving independent shopping scene, wonderful dining opportunities and a quirky mix of traditional seaside entertainment. The town is brimming with Victorian architecture and unexpected hidden gems. It was one of the UK’s original seaside destinations, much loved by Queen Victoria. To the east of the pier you will find Appley Beach bordered by a wonderful park. There is also go-karting, golf, bowling, lazer quest, a cinema, a waterside pool, the Isle of White Bus and Coach Museum and the Isle of Wight Steam Railway.

Portsmouth itself and its popular Gunwharf Quays is where many guests head. Gunwharf Quays boasts an excellent selection of designer stores at outlet prices and a wonderful array of family-friendly restaurants. It is less than a ten minute car journey from the house. For those with a strong head for heights, Gunwharf is home to Portsmouth’s Spinnaker Tower, a one hundred and seventy metre tall observation tower complete with a glass floor. It enjoys breathtaking views across the Solent. You can book additionally for an afternoon tea experience or a one hundred metre abseil!  For those with an interest in history, the Historic Dockyard which is home to HMS Victory and HMS Warrior 1860 is also just ten minutes from Marine House.

The glorious Cathedral City of Chichester, one of the great well-preserved Georgian cities in the UK, is a thirty minute drive away. With its gorgeous architecture, ancient city walls, beautiful Cathedral, canal, harbour, parkland and cobbled streets lined with independent shops, restaurants and galleries, it is well worth a visit. The city of Winchester, on the edge of the rolling South Downs Nationa Park, is also within easy reach of Marine House, home to one of Britain’s greatest Cathedrals, the country’s largest farmers market and the popular Marwell Zoo. It is England’s ancient capital and former seat of King Alfred the Great. It is also the resting place of the author Jane Austen and the inspiration to the many craft makers and artists that live there.  

The Georgian market town of Lymington is another beauty on the coast within the New Forest National Park. It is famous for its sailing history and boasts two gorgeous marinas, two sailing clubs and picturesque narrow streets filled with pretty period cottages, independent shops, pubs and restaurants. Its Saturday market dates back to the thirteenth century.

Please note that the single sofa bed is only suitable for a child, not an adult. The current owners have very sympathetically updated Kirdford Farmhouse to create a characterful home-from-home with homely yet elegant interiors throughout. On the ground floor is the main entertaining space comprising a large sitting room and dining room, with a double aspect fireplace, a fully equipped kitchen boasting all the tools you could possibly need to whip up a delicious meal and separate utility room.

Directly off the kitchen is the large orangery with further sitting and dining areas leading directly to the gravel terrace overlooking the lake, gardens and river. Three of the bedrooms, two king-size doubles and a twin are situated in the main house, set out in the form of suites with their own sitting rooms and bathrooms. In the Dairy annexe are a further two bedrooms, a king-size double and a twin room, both complete with their own ensuite bathrooms plus a separate servery for preparing coffee, tea and simple snacks.

Outside, the children will enjoy playing croquet or boules on the large lawns. For the little ones, the garden boasts a wooden club house, swings and a slide which provide hours of fun. The living accommodation comprises of an impressive drawing room which boasts an open fire and a Bluthner Leipzig baby grand piano, a cosy TV room, a formal dining room and an open-plan kitchen and breakfast room which comes complete with all the tools to whip up a delicious meal. There is plenty of space for the whole group to gather and socialise making this the ideal home for a special occasion such as a family reunion. On the ground floor are four of the bedrooms, a super-king master suite with panoramic windows over the garden and a luxury en-suite bathroom, a second super-king room which has access to an adjacent family bathroom and two king-size rooms both with en-suite facilities. Upstairs, are the final two bedrooms, a super-king room and a twin room, which both share the use of an adjacent shower room.

The outside space at North Berwick House is truly magical, choose to roam the sixty-acre estate on foot or on bicycle or forage for seasonal produce in the walled garden. North Berwick House holds a rural location, just a 5-minute car journey from the seaside town of North Berwick where a selection of helpful amenities and attractions can be found. The capital of Scotland, Edinburgh, is less than a 50-minute car journey from North Berwick House, and with its Medieval Old Town and Georgian New Town, it is bursting with excellent attractions, including, iconic Edinburgh Castle and the Palace of Holyroodhouse, the excellent Scotch Whisky Experience and Edinburgh Gin Distillery as well as Camera Obscura & World of Illusions and the Edinburgh Zoo, which the whole family will enjoy! This elegant Georgian mansion house, with its 13th century stone spiral staircase at the core of the building, is a well-appointed historic large holiday home. Brimming with period features and antique furniture, Blairgowrie House makes the perfect venue for your family holiday or weekend away.

On entering, there are a series of halls which run through the house like a railway carriage, with the entrance hall having a snug area. The main feature of this grand house is the large drawing room, which was added in the 1920’s and was designed by the renowned architect Robert Lorimer. It is a large impressive room with painted panelled walls, ceilings with swags, tall picture windows and is just a show-stopper of a room. With large sofas, grand piano, and antiques – this is a superb room to entertain in.

Steps take you along the corridor to what is known as the writing room, which is an area with some seating, then to the main inner hall and then to a secondary sitting room, which has comfortable seating and a TV. Additionally, there is the games room with full size snooker table which can be found on the floor below. The large kitchen on two levels can be found to the rear of the house, with two distinctive areas, one for cooking and the breakfasting area which has a country pine table that can seat up to 8 people. Beyond this are the wonderful drawing room, dining room, TV room, family sitting room and functional kitchen, with the 9 bedrooms and 7 bathrooms on the floor above.

The large front-facing drawing room is an elegant room, with comfortable seating, grand piano and large gilt mirror, with an anteroom next door, which can either be part of this main room or as a separate sitting room. It also has comfortable seating with a TV with SKY connection, and these rooms have SONOS. In the grand hall, there is a magnificent wood-panelled snug with wood-burning stove, with this area and up the stairs all decorated with stags heads and ancient armoury. A family sitting room is located to the rear of the house, which is ideal for children to find their own space or be used as an extra function room, depending on your requirements. The pool table is always a popular feature of the room.

The front-facing dining room has character and atmosphere in abundance, with semi wood panelling and fine furniture and family portraits throughout. With seating for 18 people in comfort, this is a dining room with some style and panache. The kitchen is next door and is more modest in style and space, but it is modern and has the capacity to cater for up to 18 people, with two double ovens and 4 hobs. There is adequate storage with a fridge freezer and an additional refrigerator. (For those with extra catering requirements or using a caterer, then an additional kitchen can be made available to the rear of the house on request).

For groups booking the Lodge to increase the group size from 18-23, the dining room can seat a maximum of 22 people in one sitting with the use of an additional round table which can be added to the end of the main table.  *** A Lodge accommodating up to 5 guests can also be made available for larger groups. Set within an enclosed area of grounds, there is an impressive drive, which includes a bridge over the Muckle burn, which is a tributary of the River Findhorn, before leading up to the house. With a lawn to the front where croquet can be played in the summer, to the rear, there is a nice woodland walk past the old doocot.

It is located 26 miles east of Inverness and 3 miles from Forres, which offers supermarkets and a train station. There are golf courses everywhere at Forres and Elgin, with more renowned courses at Nairn and Castle Stuart. The “Castle Trail” is in the area, with Brodie Castle being the nearest. Beaches can be found at Findhorn. Fishing on the Spey and Findhorn is available. The nearest distillery is Dallas Dhu.
